Ground Level: Drive-In Studio
• Drive-in capabilities
• Dual Bath Sets: Features two unique, fully functioning bathroom and shower sets—one classic white subway tile, one contemporary stacked white tile.
• Convertible Layout: Both bathroom areas easily transform and combine into a loft-style kitchen and dining space.
• Production Suite: A separate room directly behind the sets contains a fully functional prep kitchen, dedicated hair and makeup (HMU) area, professional salon chair and sink, and wardrobe station.
• Mezzanine Level: Located above the Ground Level studio floor, this space includes a client/talent conference area, a private green room, and a private bathroom and shower.
TRASH REMOVAL
There’s a maximum of 5 contractor-sized trash bags included in your rental rate. Additional bags will be charged at the rate of $10 per bag.
RECYCLABLES
All recyclables must be tended to. Cans, plastic, and bottles must be placed in the provided recycling bins.
INSURANCE
In all cases, Bond Street Studio requires a Certificate of Liability (COI) Insurance. Workers Compensation Insurance is required fo all film and photo shoots.

Booking Policies
• Exclusive Access: We host only one client per level, per day. Your team will have absolute privacy across your rented space for the duration of the project.
• Rooftop Requirements: The rooftop is not available as a stand-alone rental. It must be booked as an add-on to the Second Level studio to ensure full access to amenities.
• All items brought to the Premises by Renter are to be removed by Renter the day of their rental (i.e., Sets, Props, Client Owned Equipment).
• Any arrangement to leave anything in the studio beyond the day of the client’s rental MUST be agreed to in writing prior to your rental date.
• No smoking in the building.
• Damage to the space will result in extra charges.
Cancellation policy: Standard 30 day with Grace Period
