An open-plan 200 sqm loft space has high ceilings, white textured brick walls and timber floorboards that provide neutral, textured backdrops. Large north-facing windows deliver strong directional daylight that creates bright highlights and pronounced shadows during daytime shoots.
Room features: On-site lighting equipment and a range of backdrops enable rapid set changes and controlled studio lighting. A PA system with speakers supports music playback for rehearsals and events, while mirrors, storage and available photo kit assist styling and production; built-in soundproofing reduces ambient noise.
Best for: The venue suits fashion lookbooks, editorial and lifestyle photography, small-scale video productions and hands-on workshops or brand events.
What sets it apart: A separated side room by the entry provides a private area for wardrobe changes, hair and make-up.

La Fabrica is an exclusive function space New York Loft style apartment ideal for celebrations like baby showers and private gatherings. High Ceilings, exposed brick walls, huge windows with plenty of natural light, toilets, well equiped kitchen with fridge & oven.
The space includes two natural timber low lying picnic tables (3.6 Mts Long), Assorted rugs and cushions, assorted styling deco, including dried flowers, plates and glasses. The perfect indoor picnic set up for a memorable celebration and you don't need to worry about the weather!

ACCESS INSTRUCTIONS: Arriving at The Cotton Mills
Enter the main address for The Cotton Mills into your GPS.

Main Entrance: Look for the main entrance to the complex.
Loading Zone: There is a 20-minute loading zone directly outside our building's entrance—feel free to use this for quick drop-offs.
2. Parking
Free All-Day Parking:: Your assigned parking space is #43 inside the Cotton Mills.
This spot is the 4th space from the right in the designated parking area.
Important Note on Access: Please be aware that there are stairs on the way to our studio. We do not have elevator access at this time, so please plan accordingly for carrying equipment and props. Please use the 20 min loading zone outside our building for heavy items.

-You are welcome to move any furniture to suit your shoot, but please LIFT, don't drag items to -protect the floors. everything must be returned to its original position before you leave.
- A Restoration Fee of $180 applies if the studio is left untidy and dirty , floors are excessively marked or furniture is not returned.
-Your booking includes setup and pack down time. Please ensure you have vacated the space by the end of your scheduled slot to avoid overtime fees.

The studio is on the second floor and accessible by stairs only, with no lift or elevator, so plan accordingly when transporting supplies or equipment. The studio must be returned to its original tidy state; glitter, confetti and smoke machines require prior approval, and care should be taken around the low-lying fire sprinklers when moving tall items.
