INCLUDED IN THE BASE RATE: ground floor and all outdoor areas (courtyards, pool & spa). The second floor (4 bedrooms) is NOT included in the base rate — it is available as an add-on: 'Second Floor Access — 4 Bedrooms' at $75/hour.
Ground floor includes two private rooms with their own bathrooms — ideal as makeup / green rooms or for personal belongings — a ground-floor library with office desk and billiard, plus a common restroom in the hallway.
A villa-style house centred on a dramatic two-level foyer framed by a sweeping curved staircase and an upper gallery.
Design: The interior pairs high ceilings and a curved mezzanine gallery with parquet timber floors and painted plaster walls. A central chandelier and tall windows supply abundant natural daylight.
Features: The venue includes Wi‑Fi, air conditioning and a PA system with speakers for announcements or background music. The venue permits externally supplied music, subject to an enforced noise restriction.

Host rules
Shoes / Floors: Please use clean shoes indoors. For all carpeted areas, shoe covers (booties) are required (or shoes off).
Trash: Please bag and take ALL trash with you at wrap (including food waste and bottles). Do not leave trash on-site.
Furniture & décor: Furniture may be moved only with host approval and must be returned to its original position. Please move carefully — some pieces are rare and high-value.
Walls: No nails/screws. Use painter’s tape only or approved mounting methods.
No confetti / glitter / smoke machines without prior approval.
Gear protection: Use furniture pads and keep heavy gear off delicate surfaces without protection. Use tennis balls / protective feet on stands and gear.
Approved areas only: All cast/crew must stay within approved areas of the property.
Setup/strike: All rentals must include setup + strike time within the booking window.
Quiet hours / neighbors: Please respect neighbors. No loud music/noise outside after 9:00 PM. Backyard/pool area closes at 9:00 PM.
No parties / public events (production only).
No smoking (including inside the home).
A refundable security deposit of $2,000 is required for all bookings.
Overtime is billed at 1.5× the hourly rate in 30-minute increments.
Pets are welcome on the ground floor and outdoor areas at no charge. Pets on the second floor: a $100 pet fee applies per booking.
No alcohol unless explicitly approved in writing.
Cancellation policy: Standard 30 day with Grace Period
