Rates & Use
Pricing applies only to the use, attendance and hours agreed in writing. Production or commercial use must be disclosed in advance and may carry revised rates, deposit and conditions. Parties/event-style use are prohibited unless agreed.
Attendance
Only approved attendees, suppliers and contractors may enter. Attendance is cumulative and includes everyone connected with the booking who enters the property. People may not be rotated to exceed the agreed total.
Additional people require prior written approval and may be charged £100pp unless another rate is agreed. Payment/verbal discussion is not approval. Unauthorised attendance may result in removal, extra charges, termination, deposit deductions and evidenced losses.
Deposit & Pre-Arrival
All bookings require a refundable security deposit based on attendance, use and risk. Booking changes may increase it.
Before access, the lead booker must provide photo ID, confirm attendance, suppliers and vehicles, sign the agreement and complete the deposit. Access may be withheld or terminated if incomplete.
Noise, Outdoor Use & Vehicles
No outdoor amplified music. Pool/hot tub close at 8pm unless agreed. From 8-10pm outdoor use is limited to quiet seated activity; no social garden use after 10pm. From 9pm doors/windows must remain closed during music or group activity, or earlier if noise affects neighbours. Noise must remain at reasonable residential levels.
Maximum 5 attendee/supplier vehicles unless agreed. Vehicles may not be rotated, must park on-site and must not create road parking. No congregating at gates, driveways or surrounding roads.
A duty manager may monitor attendance, noise, vehicles and outdoor use and require action. Minut monitors sound levels only; no audio is recorded.
All exceptions require written approval and may be withdrawn if they cause disturbance or breach. The lead booker is responsible for everyone connected with the booking. Private/staff/restricted areas are excluded.
Cancellation policy: Standard 60 day with Grace Period
