A restored heritage loft designed for editorial, commercial, and brand productions. Pitched ceilings with exposed timber trusses, original red-brick walls, and polished hardwood floors give the space immediate depth on camera with minimal styling required, no set builds needed to create atmosphere.
Ideal for fashion and lifestyle editorials, beauty and skincare campaigns, e-commerce and lookbooks, brand content and social, music videos, interview and podcast sets, product launches and press events. The clean lines and scale also suit corporate offsites, exhibitions, and creative workshops.
The space is open-plan with no fixed walls or columns breaking the floor for full creative flexibility for sets, lighting, and crew. Large double-hung windows deliver soft, directional natural light from morning through late afternoon. A full-length mirrored wall with integrated barre adds a strong styling element for movement-led campaigns; it can be left in or concealed depending on the brief.

Setup & pack-down
Please include setup and pack-down within your booking duration. We recommend allowing 30 minutes either side for shoots and events.
Cleaning
All booking are required to remove all rubbish and equipment prior to the end of the session. We recommend allowing enough time to avoid additional charges. The space should be left as it was found at the commencement of the booking.

Access & timing
Setup and pack-down must occur within the booked hours unless otherwise agreed in writing.
The space must be vacated, tidied, and locked by the booked end time.
Capacity & use
Maximum capacity: 60 standing
The space is hired exclusively to the named hirer. Subletting or reassignment is not permitted.
Activities must match what was disclosed at booking. Any change in use requires prior written approval.
No fixings to walls, floors, ceilings, or trusses (nails, screws, hooks, command strips, gaffer tape, blu-tack) without prior written approval.
Food & beverage
BYO catering and beverages permitted.
No on-site cooking
All food, drink, and rubbish must be removed at end of booking.
Alcohol
Service of alcohol is permitted for private bookings.
Ticketed or commercial events serving alcohol must engage RSA-certified service and hold any required permits. Compliance is the hirer's responsibility.
Noise & neighbours
Amplified sound must be kept at a level that does not disturb neighbouring tenants or residents.
Music curfew: 8pm Sunday–Thursday, 10pm Friday–Saturday.
Doors and windows must remain closed while amplified sound is in use.
Smoking & substances
Strictly no smoking, vaping, or e-cigarettes anywhere on the premises.
No illicit substances.
Cleaning & condition
The space must be returned in the condition received — swept, surfaces wiped, rubbish removed, furniture restored to original layout.
Damages are assessed against the security bond; costs exceeding the bond are payable by the hirer.
Production & shoot bookings
No structural attachments, painting, or set construction without written approval.
Liability
The hirer is responsible for the conduct of all guests, crew, and contractors during the booking.
Personal belongings are the hirer's responsibility. The studio is not liable for items lost, damaged, or left behind.
The hirer indemnifies the studio against claims arising from their use of the space.
Cancellation policy: Flexible with Grace Period
