About this space
The studio provides an open-plan area with a broad white wall and layered floor rugs that create a domestic set feel. Large windows supply natural daylight and floor-mounted coloured uplights allow controllable ambient illumination.
Room features: On-site backdrops and mirrors support wardrobe, styling and quick set changes. A PA system and Wi‑Fi enable playback and tethering, while air conditioning and storage space support longer production days.
Best for: The space suits lifestyle and fashion shoots, portraiture, editorial video and small-scale film production.
What sets it apart: A suspended fabric ceiling treatment softens overhead light and helps dampen sound.

PRODUCTION ONLY - NOT EVENTS
Per City of Dallas ordinance, no special events allowed. PHOTOGRAPHY & FILMING Only.
I have had musicians, artists, photographers, and influencers use my space and am comfortable with commercial use of the space for bookings via PeerSpace. I can sign necessary supplemental documentation as needed. Please message me if you intend to use the space for adult-related films, etc.; these are allowed but we will need to make extra accommodations.
CATERING
Outside catering is allowed and I can provide recommendations if needed.
ALCOHOL
Alcohol is allowed but productions need to remain calm so as to avoid disturbing neighbors. Please ensure compliance with all state and federal laws regarding verification that alcohol will not be provided to minors.
SMOKING & DRUGS
Absolutely no avoid smoking anything, including vapes, inside the building. A $200 fine will be assessed if smoke is in the house. If possible, please smoke outside the external walls, as the wood chips on the patio are flammable. Illegal drugs and plant medicines are prohibited on the property.
COLOGNE & PERFUME
Tell all attendees not to wear cologne, perfume, or spray scents inside the house. One of the owners is highly sensitive to smells and a $200 fine applies if violated.
FURNITURE & DECOR
I have additional fold-out tables and chairs that can be used (a modest additional fee may apply). I ask that you not rent/bring additional furniture or bring large decor because it can give the appearance of a large party to my neighbors. Given past difficulties, I no longer allow large balloon displays, bounce houses, ball pits, etc. Please message me to discuss your needs and we can determine how to meet them.
OUTSIDE CAMERAS
Two cameras are installed to observe the gate for security reasons and to ensure compliance with above policies.
