• Exclusive use of the entire town for your booked group only. Extra day guests and large parties must be approved in advance.

• Quiet hours: 9:00 p.m. to 8:00 a.m. Keep noise reasonable, especially after dark.

• No smoking or vaping inside buildings or within 50 feet. Outdoor smoking only with proper disposal (no butts on the grounds).

• Children must be supervised at all times, especially near the pool, hot tub, balconies, and decks.

• Pets only with advance approval and fee; size/breed limits apply. Pets off furniture, cleaned up after, leashed outside the fence, not outdoors 9 p.m.–8 a.m., and never in livestock pastures.

• Pool and hot tub: no lifeguard; swim at your own risk. No glass, running, diving in shallow areas, pets, or smoking in the pool area. Do not adjust pool/spa equipment.

• Parking for about 7–8 vehicles in the designated driveway; ask ahead for more. Speed limit approaching the town: 25 mph.

• Septic system: flush toilet paper only (no wipes or sanitary products).
