Big, open 6m x 10m studio space. Great for rehearsals, shoots, readings, or small performances. Upstairs above the Hope Mill Theatre (113 Pollard St, M4 7JA). Loads of natural light from skylights. Free Wi-Fi, sound system, TV, chairs, and a private bathroom. There’s also a microwave, fridge freezer, dishwasher and kettle on-site.
Breakout space with tables and seating. Perfect for team work, planning, or just grabbing a break. Easy lift access and free parking. Super flexible setup — use it however you need.
Open daily from 9 AM to 9 PM, Play With Fire Rehearsal Studio provides an affordable, comfortable, and well-equipped environment to support your next creative project.
Pricing Structure
£10/hour – Rehearsals & Creative Use
For personal or collaborative creative use, such as rehearsals for independent theatre shows, short films, devising, self-tapes, dance practice, auditions, or any non-profit-generating creative activity.
£15/hour - Coaching & Small-Scale Sessions
For income-generating bookings involving coaching or working with 1-2 clients/students; e.g. acting, voice, dance, personal training, yoga, music, and independent photography or headshot sessions etc.
£20/hour - Classes, Workshops, Events & Commercial Use
For all other profit-generating activity, including classes, group workshops (for profit), or bookings on behalf of commercial businesses or major companies such as TV studios, commercial panto producers, large theatres like the Royal Exchange or RSC, established brands, or big-budget productions.
Also any other large scale event usage.
We offer a supportive rate for grassroots and independent work, while commercial rates help sustain the space and its availability to the wider creative community.

House Rules
• Leave it as you found it – Reset chairs and furniture. £10 cleaning fee if left messy.
• No moving furniture between rooms – Ask first.
• Fixed items stay put – Platforms and sideboard don’t move.
• No rooftop access – It’s dangerous.
• No smoking or vaping – Not indoors or on the fire exit.
• Bin it properly – Tie full bags, pour liquids down the sink.
• Don’t touch the cameras – They’re for security.
• Report any damage – We won’t bite.
• No leaving stuff without asking – Just check with us.
• No alcohol allowed on premises
• Feel free to bring your own food and drinks, but you'll need to provide your own cups, plates etc.

Play With Fire Rehearsal Studios is a spacious, light-filled creative space in Manchester’s iconic Hope Mill building (113 Pollard Street, M4 7JA), just above Hope Mill Theatre.
The main 6m x 10m studio is perfect for rehearsals, readings, headshots, photography, and intimate performances—flooded with natural light and equipped with free Wi-Fi, TV, speaker system, and plenty of chairs.
A large, separate breakout area with tables, chairs, and waiting space offers comfort and flexibility for cast, creatives, or guests. With a private bathroom, microwave, kettle, state-of-the-art heating, lift access, and free on-site parking, it’s ideal for all-day sessions. Open daily 9 AM–9 PM from just £10/hour, it’s a warm, welcoming hub for Manchester’s creative community.
