Couples can host their ceremony, reception, and overnight stay all in one location. The 900 sq ft outdoor deck overlooks the Smoky Mountain hills and accommodates up to 60 guests, while an indoor reception option is available for up to 40 guests.
The property sleeps up to 40 overnight guests across 12 private bedrooms, each with its own ensuite bathroom. The estate consists of two separate houses: one dedicated to amenities and gathering spaces, including an indoor heated pool, 25-seat private theater, lounge, kitchenette, and event deck; the other focused on accommodations, featuring a full kitchen, game room, and wraparound decks.
Amenities include two hot tubs, arcade games, pool table, outdoor fireplaces, high-speed Wi-Fi, washer/dryer, and parking for 8–10 vehicles. A ramp-accessible entrance and four main-level bedrooms provide step-free lodging options, though deck access requires stairs.

Host rules
Wedding & Event Policy:
Weddings and events require prior approval and are subject to additional event fees. Approved events may host up to 60 guests. Unauthorized weddings or events are strictly prohibited.
Booking Requirements:
The person booking must be 25+ and is considered the “Booking Guest.” A government-issued ID (ID number obscured) and signed Rental Agreement/Cancellation Policy must be submitted within 24 hours of booking. The Booking Guest must stay for the entire reservation (no third-party bookings). No parties or fraternity groups allowed. Payment must be completed at booking; failed payments not resolved within 72 hours will result in cancellation. The name on the payment card must match the reservation.
Indoor Pool:
The private indoor pool is heated to approximately 82–84°F for guest comfort.
Pool Maintenance:
Pool service occurs once weekly. Guest presence is not required, but pets must be crated during maintenance visits.
Quiet Hours:
10 PM – 8 AM. Please keep noise to a minimum during these hours out of respect for neighbors.
Smoking Policy:
No smoking indoors. Smoking permitted only in designated outdoor areas away from windows and doors. Dispose of waste properly.
Pet Policy:
Dog-friendly property. $100 non-refundable fee per pet. Pets are not allowed in the pool/pool area, on furniture, or on bedding. Pets must be crated if left unattended. All waste must be bagged and disposed of properly.
Power Outages:
Occasional outages may occur due to weather or unforeseen events. Power is typically restored within a few hours.
