Features: The house includes reliable Wi‑Fi and air conditioning for guest comfort. Permission to play own music and to hire an external DJ is allowed, subject to a local noise restriction.

General Rules
- Rental time includes setup and teardown. Your first guest will not be granted entry until the booking start time.
- OT at 150% rate will be charged in 30-minute increments until teardown/clean-up complete and all guests have left the property, including front driveway.
- Please check with FilmLA if a permit is required for your project. For shoots with 10+ people or trucks, etc, owner will require a copy of the permit.
- General liability & property damage insurance are required, naming Host as Additional Insured. If you need assistance obtaining insurance, please contact Thimble or Event Helper for a daily policy.
- No fire allowed (lighters, smoking cigarettes, candles, etc) without Host's prior consent. If fire is required as part of your production, please contact Host and provide insurance.
- No pets allowed without Host's prior consent. Please message me with details if you need to bring an animal.
- No alcohol is allowed to be served/consumed without Host's prior consent. Prop alcohol bottles are allowed. If alcohol will be consumed as part of your production, liquor liability insurance will be required.
- Furniture & wall art can be moved around but must be returned to original place.
- Please remove all trash when you leave the property.
- Parking - 3 cars can park in the driveway. All other vehicles must street park or park off-site unless a parking permit is obtained.
- No more than 15 people
- No smoke machines allowed
- No nudity allowed
