• No smoking or vaping inside any building.
• Property is available for approved corporate retreats, meetings, workshops, photography, and film productions. No unauthorized parties, ticketed events, or public gatherings.
• All attendees, vendors, and production crew members must be included in the agreed guest count. Maximum attendance must be approved in advance.
• Free onsite parking accommodates 6 vehicles without blocking and up to 11 with coordinated tandem parking. Additional vehicles require advance arrangements. Do not block driveways or neighboring properties.
• Outside catering is permitted. Alcohol must be approved in advance and comply with applicable laws.
• Furniture may be rearranged with permission but must be returned to its original position. No drilling, painting, adhesives that damage surfaces, or alterations without approval.
• No glitter, confetti, fireworks, pyrotechnics, open flames, or smoke machines without written approval.
• Pool, hot tub, dock, and recreational amenities may be used only as authorized. Guests use these amenities at their own risk. Children must be supervised by a responsible adult at all times. No diving from the dock.
• Respect neighbors. No excessive outdoor noise, amplified music, or disruptive activities.
• Guests are responsible for damage caused by their group, vendors, or equipment.
• No overnight accommodations are included in hourly bookings unless separately arranged.
• Setup, breakdown, and removal of equipment must occur within the reserved booking period. All personal belongings, decorations, and equipment must be removed at departure.
• Animals require prior approval, except service animals as required by law.
