The backyard has a two-story deck where both floors and the lawn space can be used.
Space can be used for kid parties, grown-up parties, small weddings, photoshoots, video shoots, small gatherings, meetings, and other events.
Space can be booked weekdays and weekends based on availability. We offer competitive pricing, instant booking, and quick response.
The host does not provide tent or other major event furniture - allowing each guest to set up and layout the space to suit their needs.

Welcome to FeysVille Zen Cove! We’re excited to host your event and kindly ask all guests to review and follow the rules below to ensure a safe and enjoyable experience.
Smoking & Pets
No smoking indoors. Smoking is allowed in the yard only; ashtrays must be used.
No pets allowed. Certified guide dogs permitted with documentation.
Liquor & Vendors
A licensed bartender is required if liquor is served.
Outside catering is allowed. All third-party vendors must carry liability insurance.
Noise & Music
Keep music at a modest volume.
No music after 11:00 PM per city regulations.
Guest Count & Conduct
Stick to the guest count declared at booking. Extra guests must be approved.
All ages are welcome, but minors must be supervised.
Property Use
No sharp or heavy items on the deck—use lawn space for setups.
Do not remove or damage any venue items. Report any issues promptly.
Security & Privacy
Outdoor surveillance cameras are in place for safety.
No recording devices in restrooms or private areas.
Weather Policy
One-time rescheduling allowed for rain with 48 hours’ notice. No refunds.
Insurance Requirement
Guests must carry event liability insurance naming FeysVille LLC and Peerspace, Inc. as Additional Insureds.
Proof must be submitted 72 hours before the event.
Waiver Agreement
All renters must sign our Host Waiver before the event.
