We want you to have a brilliant time and leave the house as lovely as you found it. A few simple rules help us do that.

GUESTS
• Maximum 15 people at any time, including day visitors. Undeclared extra guests aren't permitted (insurance and local laws).
• The lead booker is responsible for everyone in their group, including children and pets.

EVENTS
• Private celebrations and gatherings are welcome by prior agreement. Please tell us your plans when you enquire.
• No ticketed, public or commercial events. Filming and photoshoots need written approval.

NOISE
• All outside noise must stop by 11pm.
• Keep doors and windows closed while music is playing.
• Please respect our residential neighbours.

SMOKING & SUBSTANCES
• Strictly non-smoking throughout the property. A £500 charge plus a cleaning fee applies.
• No illegal substances. Anyone smoking or using them will be asked to leave with no refund.

PETS
• Dogs only, up to 2, declared in advance (extra charge).
• Keep dogs on a lead and supervise small children. The front of the property opens onto the road and beach with no gate.

LOOKING AFTER THE SPACE
• Please treat the Real Sunlight room, sauna, cinema, bar and DJ equipment with care.
• Fire pit and BBQ are for the back garden only and must never be left unattended.
• Leave the kitchen tidy and rubbish bagged before you go.
• Any damage is charged to the booker, with photo evidence provided.
