This 860sqft studio is bright, airy, and colourful. Characterised by a playful industrial aspect of exposed concrete, painted blockwork, and a bright yellow and green floor, it is partly occupied by an architecture studio - AH A - who designed it in 2023.
It is located on the lower ground floor in a quiet cul-de-sac within a modern development off Gransden Avenue in the heart of London Fields, Hackney, close by to the shops of Mare Street, the fields themselves, and the restaurants of Broadway Market.
The space itself is dual-aspect (South and East) has 4m ceilings and a +10m focal length alongside a number of smaller break-out areas off the main space.
It is a professional work environment and intended for business uses such as filmshoots, photography, launches of albums / books, networking, corporate team bonding, exhibitions, screenings, yoga sessions and shows of various kinds.
Parking is available on street with a closer loading space available just outside. This is heating and cooling alongside a small kitchenette, cloakroom, WC and deskspace.

We have great access and drop-off parking spaces available from the communal private yard to the rear. You can park several cars here - but it is at your own risk (there is a private parking enforcement company that occasionally visits). We are on the lower ground floor but have excellent light and ventilation.
This is a professional work environment with residential on the floors above. With this in mind, the best use of the space would be in a professional capacity (photography shoots, corporate events, dining experiences and general professional social events).
We do have our own music system and can play amplified sound till the early hours but at a volume that is consistent with having some neighbours above (say till 2am final leave).
