The Bay Room: Our largest dedicated hire-out space, built to comfortably host grand occasions, large assemblies, and functions for 150+ guests.
Perfect for a Wide Range of Event Types. Our adaptable layout easily accommodates both corporate and social functions, including:
Business & Corporate: Conferences, training seminars, team-building days, multi-track workshops, product launches, and independent breakout sessions.
Private Celebrations: Milestone birthdays, anniversary parties, achievement celebrations, engagement dinners, and get-togethers.
Community & Special Events: Local club meetings, cultural gatherings, educational lectures, and intimate coastal weddings.
Furniture Supplied: Complimentary use of our tables and chairs, which can be arranged to suit your preferred seating plan.
Presentation Ready: Built-in projector screens are installed in the space (simply bring your own laptop and projector unit).Optional Inventory Hire: To save you logistical hassle, plates, utensils, and crockery are available to hire on-site for a convenient extra cost.
On-Site Accommodation: Traveling guests or late-night party attendees can book comfortable lodging directly at the Bayswater Tweed Motel.

Guest Behaviour & Restrictions:
• No smoking or vaping anywhere inside the building.
• No alcohol consumption is permitted after 8:00 PM.
• No illegal substances or weapons are allowed on the premises.
• No pets or animals are permitted inside, except for registered service animals - A pet fee applies for pets (please discuss this prior to making a booking so that your booking is not made void)
• Guests must remain inside the designated hired space and avoid congregating in hallways or external common areas.
Capacity & Overtime:
• Do not exceed the maximum capacity specified in your booking confirmation.
• Vacate promptly at your scheduled end time to avoid automatic overtime charges. Setup and pack-down must happen within your booked hours.
Property Care & Decorations:
• Any damage caused to the space, furniture, or equipment will result in extra charges billed directly to the customer.
• No smoke machines, fog machines, fireworks, or sparklers are allowed, as they trigger fire alarms (inside)
• No open flames, naked candles, or portable cooking appliances are permitted.
• Do not drive nails, tacks, screws, pins, or heavy-duty adhesive tape into the walls, floors, or ceilings
Cancellation policy: Standard 30 day with Grace Period
