Design: The interior presents bright, domestic-scale rooms with high ceilings, hardwood floors and painted built-in cabinetry. The colour palette is neutral with selective accent tiles or backsplashes and large windows that admit generous natural light.
Features: A full kitchen includes a gas range and a stainless-steel refrigerator. The house provides air conditioning and Wi‑Fi, and guests may play their own music or hire a DJ subject to an on-site noise restriction.

Host rules
1. Respect our neighbours and city noise ordinance. Outdoor amplified sound must stay below 80 dB between 10 a.m. and 10 p.m. Sunday–Thursday and 10 a.m.–midnight Friday–Saturday; at all other times it must not exceed 60 dB. Events must end by 10 p.m. and quiet hours begin at 9 p.m.
2. No smoking or vaping inside either property. Smoking is permitted only in the yard, and cigarette butts must be disposed of properly.
3. No open flames or fireworks. Candles must be in enclosed holders; no glitter or confetti, which are difficult to clean.
4. No underage drinking or illegal substances. Alcohol service must end by 9 p.m. If serving alcohol at the venue, hosts are responsible for checking IDs.
5. Stay within capacity limits. The venue accommodates up to 45 event guests; Saraphina’s Cottage sleeps a maximum of 4 overnight guests for additional fees. No additional overnight guests or unapproved parties are allowed at the cottage.
6. Do not move heavy furniture without prior approval. Setup and teardown should leave the space as you found it.
7. Park only in designated areas. Please do not block neighbors' driveways or park on the lawn; there is no marked accessible parking space on site.
8. Respect historic features. Both properties are preserved with original wood floors and fixtures; please treat them gently. Any damage will result in repair or replacement charges.
9. Pets are not allowed unless authorized in writing before your stay.
10. Cleaning and trash. Remove food and decorations, and place trash and recyclables in the appropriate bins. Excessive cleaning or damage will incur additional fees.
11. No commercial filming or photo shoots without prior booking through the appropriate creative‑venue platform.
