About this space
Dreamland Brooklyn is a 2,800 sq ft waterfront venue on the fourth floor at 295 Front Street. Floor-to-ceiling windows run along the perimeter, facing the Manhattan skyline and Brooklyn Bridge. The interior combines industrial finishes with warm, modern detailing.
The layout is open and clearly zoned. A large main floor supports receptions, productions, and group gatherings. Four smaller Renaissance Rooms sit along the window line and can be opened or closed using retractable walls. A fully equipped kitchen includes a prep island, refrigerator, and microwave.
The space is used for corporate meetings, offsites, launches, workshops, photo and video shoots, private parties, weddings, pop-ups, exhibitions, panels, and community events.
Facilities include tables and chairs for up to 150 seated guests or 175+ standing, climate control, ADA-compliant elevator access, a loading dock, restrooms, and on-site coordination support. WiFi is available as an add-on.
Alcohol service is permitted by request, subject to approval. Corkage applies. A licensed bartender and event insurance are required for alcohol service. Events with alcohol are 21+.
The venue sits in DUMBO, close to Brooklyn Bridge Park and Jane’s Carousel. Transport access includes the F train at York Street and A/C trains at High Street. Street parking is available nearby.
Hire rates start from $135 per hour, with half-day and full-day options available. Nonprofit discounts are offered.
Rental proceeds support K–12 education at Ember Charter School.

Host rules
GENERAL RULES
- No smoking anywhere inside the building. Smoking permitted only in designated outdoor areas.
- No open flames, candles, or fog machines without prior written approval.
- No confetti, glitter, or items that cause excessive cleanup. Additional cleaning fee will apply if used.
- All decorations must be freestanding or use approved methods (no nails, screws, or tape that damages walls).
- Damage to the space, equipment, or building will result in additional charges.
- Guest count must not exceed 175 people (fire code capacity).
- All personal belongings and equipment must be removed at the end of your rental period.
NOISE & HOURS
- Music and amplified sound must end by 10pm on weekdays (Mon-Thu).
- Weekend events (Fri-Sun) must end all amplified sound by 11pm.
- Be respectful of other building tenants at all times.
ALCOHOL (IF APPROVED)
- BYOB requires prior written approval—not automatically permitted.
- Licensed, insured bartender required for all events serving alcohol.
- Events with alcohol must be 21+ only.
- Alcohol service must end 30 minutes before your rental end time.
- No alcohol may be served to visibly intoxicated guests.
- All alcohol must be removed from premises at end of event.
SECURITY REQUIREMENT
- Bonded security is mandatory for all rentals—no exceptions.
- You may book through our preferred provider or arrange your own with proof of bonded status.
- Security must be present for the duration of your event.
CATERING & FOOD
- Outside catering is permitted. Kitchen available for staging and prep.
- All food and beverages must be removed at end of rental.
- No cooking with open flames. Microwave and refrigerator available.
SETUP & BREAKDOWN
- Setup and breakdown must occur within your booked rental time.
- Early access or late departure requires prior arrangement and may incur additional fees.
- Space must be returned to original configuration unless otherwise arranged.
