About this space
Sobu is a two-level content studio set up to keep shoot days and small events running smoothly. Everything you need is included as standard, so you’re not chasing extras at the last minute. The space has self-entry, which makes arrival and re-entry easy during your session, plus air conditioning on both levels and plenty of natural light across different flexible setups.
There are two reserved car parks right out front, with additional visitor and street parking close by. Upstairs, you’ll find a private bathroom, and there are accessible toilet and shower facilities just down the lane within the Karthina Lane precinct.
A kitchenette with a fridge is available for food, drinks, or styling prep, and there’s a portable Bluetooth speaker you can use throughout the space.

Prices
Studio Hire -
2-hour hire: $385 (incl. GST)
Half-day / 4-hour hire: $605 (incl. GST)
Full-day/ 9-hour hire: $1,045 (incl. GST)
Additional hour: $165 (incl. GST)
Cleaning -
Standard cleaning is included
An additional cleaning fee of $165 (incl. GST) applies only if the studio requires extra cleaning beyond normal use
Bond -
A refundable bond of $500 may be required for events or select bookings
The bond is returned following the hire, provided the space is left as found

Allowed events
Host rules
- Your booking period is your total access period, this includes bump-in, set-up, pack-down and bump-out. Please allow enough time within your booking to complete all activity. Overtime may incur additional fees and is subject to availability.
- Please do not park in any other tenant’s allocated spaces and ensure your guests are informed of this rule prior to arrival. Any vehicles parked incorrectly may be towed at the owner’s expense.
- Children are welcome but must be supervised at all times. Please ensure no food or drinks are consumed on furniture or styled sets. Any damage or additional cleaning required will incur a fee.
- Friendly pets are welcome, but must stay off all furniture and soft furnishings. Cleaning or repair fees may apply if this rule is not followed.
- Please respect neighbouring tenants by keeping music and noise at a reasonable level.
- Please leave the studio as you found it. Return all furniture and props to their original locations, clear all rubbish, and wipe surfaces if needed.
- Do not drag items; always lift with two people minimum. Furniture must remain on its original level (no moving items between floors).
- No smoking, vaping, illegal substances, candles, incense, glitter, confetti, fake snow, paint, or similar materials unless prior written approval is granted.
- No body oils, tanning products, or food and drink on furniture.
- No explicit, adult or nude photography/videography.
- The hirer is responsible for any damage to the studio, building, furniture, props, fittings, or equipment during their booking. Repair or replacement costs will be charged to the hirer.
- Sobu is not responsible for any loss, theft, or damage to hirer’s equipment, personal belongings, or work.
Sobu accepts no liability for injury or accidents during the booking. The hirer must ensure safe practices are followed at all times.
- The hirer is responsible for ensuring all guests, crew, and visitors comply with these terms.
Cancellation policy: Standard 30 day with Grace Period
