Seating & Tables: OPTIONAL for events/conferences only. The venue includes 50 White Chivari Resin Chairs and 5 Distressed White Farmhouse Tables (96" x 40)
*Extra foldable 5 Rounds Tables (5ft) and 5 Rectangular (8ft) tables available as needed.Large Private Restroom: Enjoy the convenience of a dedicated restroom that offers privacy and comfort for your guests.
Lounge Area: The lounge area provides a relaxed space for guests to mingle with two standing bistro tables.
Private Entrance: The venue comes with its own private entrance, ensuring seamless access for your guests.
Sound System: Bluetooth speakers are available, making it easy to play your chosen music. You may bring your own sound system and/or DJ. Use is optional.

Setup & Cleanup Policy
All rentals include up to 2 hours of setup prior to the event start time. Cleanup must be completed during the scheduled rental time or will be billed at $99 per additional hour.

Important Notice:
This is an older building with limited electrical capacity. High-draw appliances or equipment such as griddles, bouncy houses, large sound systems, or similar items cannot be used indoors. These items may only be used outdoors. Failure to comply may cause power outages or odors, resulting in penalties, fees, or damage charges.
Rental Packages Include:
-Set up and cleanup must occur during your rental hours.
-Up to 2 hours of setup prior to your event start time is included. Additional time $99/hour.
Alcohol & Banquet Permit:
If serving alcohol, you must obtain a banquet permit from the Washington State Liquor and Cannabis Board ($10).
Submit your permit at least 5 days before your event.
Setup & Furniture:
Renters are responsible for arranging all furniture and returning items to their original locations.
Rules & Restrictions:
-No smoking of cigarettes, e-cigarettes, or marijuana within 30 feet.
-No nails, screws, staples, tape, or adhesives on furniture, walls, or building.
-No glitter, confetti, sparklers, Roman candles, or fire-producing effects.
-Alcohol is not permitted indoors without a banquet permit.
-No drugs anywhere on the property. Violations may result in a $500 fine.
Liability & Insurance:
- Renters indemnify and hold harmless Magnolia Studios, staff, and contractors from any claims, damages, or losses during the rental.
- Optional event insurance is recommended. Available via Eventhelper.com.
Cleaning & Damage:
Your $200 damage deposit is fully refundable only if the space is left clean and in the same condition it was provided. Trash must be disposed of, furniture returned, and personal items removed. Optional cleaning services are available at $100/hour; any cost over your deposit is the renter’s responsibility. Please let us know the same day, preferably.
Cancellation:
- Notify at least 60 days in advance for a full refund.
- Cancellations within 60 days forfeit deposits and payments. Contact us directly to cancel.
Cancellation policy: Standard 60 day with Grace Period
